Most people assume a floodplain automatically means “don’t buy.” That’s not always the case.
Depending on the flood zone and your plans for the property, it may still be buildable. Because some buyers avoid floodplain properties, you may also have less competition or be able to negotiate a better price.
The key is understanding the property’s specific flood designation, any building requirements, and whether flood insurance may be required.
