If you’re thinking about buying a new construction home, one of the first things you need to understand is the timeline.
Unlike resale homes, where closings can happen in 30–45 days, new construction follows a longer and more structured process.

Here’s the typical timeline from contract to closing when building from the ground up:

🔹 1. Going Under Contract

This secures your lot, floor plan, and price.
(Week 1)

🔹 2. Structural Selections + Design Finishes

Choose your layout, upgrades, and finishes.
(Weeks 2–6)

🔹 3. Construction Phase

Foundation → Framing → Electrical/Plumbing → Insulation → Drywall → Interior Finishes
This is the longest stage.
Most builders take 4–7 months, depending on weather, labor, supply delays, and approval timelines.

🔹 4. Final Walkthrough & Blue Tape

You inspect the home before closing.
(1 week before closing)

🔹 5. Closing Day

Lender clears the file, builder releases the home, and you get your keys.
(Month 5–8 depending on build speed)
