Here's another example of how the housing market has been evolving...

I'm eyeballing a house that was assessed at $378,800 in '22. Interest rates were around 5.53% that year. The same house is currently assessed at $483,800. Rates are trending at 6.75%. Using those values as the gauge of what it does to a mortgage payment, the principal and interest, alone, grows by $980/mo; that's not factoring in tax increase! Puke

This pretty well sums up exactly what I’ve been feeling about the housing market for the last while. My wife and I finally decided to just jump at a house that better fit our needs, though it was hard to lock into a current rate - trusting they will come down to a level to which refi makes sense. I don’t expect pricing to change in a favorable direction.

Morgan Stanley report says U.S. housing affordability is unlikely to return to pre-2022 levels as the market adjusts to higher costs and tighter supply.

How are we tracking for single family home sales in Elkhart County? Still slightly down over the prior 4 years, and 5.5% down from 2025.
