I always have people asking me how the market is in our local area. The best measure is obviously in the numbers! Check out the last few years of statistics for site-built homes in Elkhart County.

2021 and 2022 the average and median SALE prices were ABOVE the average and median list prices with many homeowners receiving multiple competing offers.

This year, so far, the average and median list prices are above previous years with sales prices being at or slightly below list price. Low supply continues to be a factor. It's still a competitive market!

If you're thinking about selling and you bought your home more than three years ago, you most likely have significant equity. Since 2019 the average sales price has risen $65,134 while the median sales price has risen $62,100.

2019- Average: List price $183,499, Sale Price $179,169

This article offers some great insight into the housing market and what may be expected in the future. Although rates have risen dramatically, if it’s not followed by supply also rising, then affordability and home prices may not fall much.

44 active, site-built homes for sale in all of Elkhart County. A county with a population of about 215,000. Let that sink in for a bit. A few hundred realtors trying to help a couple thousand potential buyers.

PSA- If you're not thinking about selling your home soon, you should at least look into refinancing your mortgage if you haven't done so already. Depending on credit and other financial factors you could potentially get around a 2.875% 30-yr rate or 2.25% 15-yr rate. You may be leaving a lot of money on the table. Most of the time it only takes a few hours worth of "work" on your end to gather all the necessary documents your lender would need to start the process.

With a $150,000 loan, the difference between 3.875% and 2.875% is$996.24 saved per year. Not too bad if it only takes 3 hours of your time to do.

Some interesting local real estate numbers for site-built home sales the last few years in Elkhart County...

2018- 2069 homes sold for $175,227 average with 38 average days-on-market.

2019- 2114 homes sold for $179,169 average with 37 average days-on-market.

2020- 2218 homes sold for $201,987 average with 32 average days-on market.

2021- 1350 (year to date) homes sold for $228,258 average with 20 average days-on-market.

If you have rental properties you're looking to sell, it could be a great time to do so and take advantage of the gains!

If you're able to sell your primary residence it is also a great time! On the flip side, it has been extremely hard for buyers who need to sell their home to get into a new home with that as a contingency. If you can purchase a new place without selling and then place your home on the market afterwards, that is usually the best option to be competitive.
