At the same time, homeowners who secured lower rates in recent years aren’t too eager to list their properties. Giving up a great mortgage for something less favorable just isn’t appealing, and that means fewer homes available for those still searching.

The result is a classic stalemate. Buyers are hoping for better affordability, sellers don’t want to let go of their current deals, and the pace of transactions has slowed considerably. Having helped buyers and sellers navigate shifts like these for over two decades, I know that understanding both sides of the equation is key. U.S. Housing Affordability Hits a Breaking Point
The latest national housing data for early 2026 paints a challenging picture for homebuyers and renters alike. Existing home sales remained soft, while new-home sales held their ground. We're seeing more renters choosing to stay put and a slight easing in new occupancy—clear signs of a market wrestling with affordability. With median prices for both new and existing homes now above $400,000 and mortgage rates still topping 6%, homeownership continues to feel out of reach for many. To put things in perspective: since 2020, existing-home prices have soared to nearly five times the median income, and by late Q4 2025, a typical monthly payment on a median-priced home hovered around $3,100—meaning a household income over $120,000 is now essential to qualify. Meanwhile, the pool of lower-cost rentals has shrunk dramatically; there are 7 million fewer units under $1,000 per month than before, and 11 million of our lowest-income renters are now vying for just 3.8 million affordable homes nationwide. State, local, and federal programs are working to expand housing production with streamlined regulations and new financing tools, but access and affordability remain top concerns. Here in the Hudson Valley, I’ve seen firsthand how these national trends play out for buyers, sellers, and renters—making experience and local insight more valuable than ever when navigating today’s housing market.

Builder confidence edged up to 35 this August—a positive sign, though it’s still below the 50 mark that signals overall optimism. In our region, as in the broader Midwest and Northeast, builders are seeing some improvement, while the South and West have held steady or slipped. High building costs, rising fuel prices, and general economic uncertainty continue to weigh on the industry. I’ve noticed that custom homes and smaller markets—much like many of our unique Hudson Valley communities—are weathering these challenges a bit better.
