2026 trends: I have been replacing the furniture and blinds in the house since last year. Some would think I’m doing it all wrong. Typically you should pick out your flooring first. I love various color splashes, anything wood or earthy, and white. Richard and I had hard wood floors in our first home, and wood in the kitchen of the second home. I love tinkering and decorating — as you all should know. I will admit that dust bunnies and scratches drive me bonkers. That being known, will tell you that carpet is a love of mine for coziness. Yuck to some; not to me. I am a barefoot fool. My favorite seat in the house is the floor.

Ok ok. Enough about me! Let’s cheer on 2026 and focus on the longer strand carpet coming back in family rooms — maybe more rooms too. Definitely upstairs to reduce the noise.

Yesterday, I had the pleasure of showing homes in a charming neighborhood. The agents were exceptional, ensuring that the lights were on and everything was prepared for our clients' arrival. As we entered, one of the first impressions was the bright ambiance of the well-lit house.

However, we were quickly met with an overpowering scent that seemed to be trying to mask another odor, likely from pets. This combination was distracting and detracted from our experience of exploring the home. On a positive note, the spaciousness of the guest room and bathroom was impressive, and the storage options throughout the house were outstanding.

As we toured the house, I noticed the clients were overly focused on the numerous family photos adorning the walls. I advised them that anything personal, like family pictures, would be taken down, but they questioned why they would want those photos left behind in the first place. They were, however, enthusiastic about the kitchen, the deck, and the yard's appeal.

It's important to note that when trying to mask an odor, using strong scents can distract buyers and agents alike. Additionally, if personal items are not part of the staging, it’s best to remove them to allow potential buyers to envision their own lives in the space.

As we exited, the clients continued to express their appreciation for the home's layout, though concerns arose regarding the flooring’s condition and what might lie beneath it, along with the cost of painting. On the way out, we noticed a basket with a sign indicating the need to wear booties or remove shoes. This could have been more effectively managed with a designated chair or bench to make it easier for guests to put on booties.

In conclusion, ensuring a pleasant aroma and removing personal items can significantly enhance the showing experience. Proper staging and thoughtful details can help buyers focus on the positives of the home, allowing them to envision their future there.
