Part 2 of How to Become A Buyer

Your agent will show you homes that you can confidently afford. Your Agent will have the resources to help you understand how much a lender will let you borrow and on what basis it is calculated. One you have calculated a price range, your agent will work with you to establish a criteria that will lead you to the right home.

When you are ready to make an offer, your realtor will best assist you. Your agent cannot suggest a lower price than what the property is listed. However, your agent can tell you what comparable properties are selling for and provide you a list from the MLS. If there are negotiations over price, closing dates, contingencies, your realtor will be your representative.

Once your offer is accepted, you will have a lot to do in a short period of time. Your realtor will direct you and assist i all the work that needs to be completed and in a timely manner. Your Realtor will keep you organized.

7 Tips For Your New Home
When you move into your new home it is a good idea to take care of a few small things that can make a big difference where it counts.

1. Change your locks on all your exterior doors. Unless your house is brand new, you never know how many strangers may have a key to your front door.

2. Replace the batteries in all the smoke detectors in the home. Record the date in your calender so you will remember to do the same thing next year.

3. Unless your heating/air units are new, have the vents and filters cleaned and replaced.

4. Create a fire hazard plan wtih your family and conduct a practice drill with the children.

5. Replace or clean the exhaust hood filter above the the range.

6. Check all your electric outlets for loose-fitting plugs, as they can pose a fire hazard. These outlets are inexpensive and fairly easy to replace.

7. Have the fireplace chimney cleaned. While you are at it, fo ahead and install a rain cap and screen to keep the critters outs of your chimney,
