Where is a Ground Fault Circuit Interrupter outlet, also referred to as a GFCI, required?

Here is a generalized list on the required locations (additional details exist in the code), and it comes from the National Electrical Code that was adopted by the state of Wisconsin. Wisconsin utilizes the 2017 NEC (NFPA 70) and amends it slightly in WI SPS 316.210.

Outdoors
Crawl Spaces - at or below grade
Unfinished portions of basements not intended for habitable space
Kitchen counter top outlets

With the holidays I am going to switch gears for a couple of days and omit code and just offer some safety advice

Everyone loves a fresh cut Christmas tree, the cheer, the smell, the decorating! But! It is imperative that you keep those trees watered and when the holidays come to a close, remove them from your home. As the tree dries out it becomes a significant fire hazard in your home. As pretty as they are, don't wait to get them to the curb and protect your family and your home!

Two exits are required from the second floor of a dwelling, they can be stairways or a combination of stairways and windows in each bedroom. A few exceptions and details apply and are found in WI SPS 321.03(2)(a) and (b) and (c)

Lofts, Let's go!

Did you know, Wisconsin designates lofted areas differentiated as greater than or less than 400 sq ft. What does the 400 sq ft differentiate you ask? Well... If the loft is greater than 400 sq ft then a stairway must be used for access and egress to the floor below. If it is less than 400 sq ft then a ladder (compliant with codes) can be used to egress to the floor below

Today's learn a little, learn a code

1. A flight of stairs with more than 3 risers shall be provided with at least one handrail for the full length of the flight.
2. Guards shall be provided on all open sides of stairs consisting of more than 3 risers and on all open sides of areas that are elevated more than 24 inches above the floor or exterior grade.

Keeping with yesterday's theme of below grade egress windows

The nominal size of the net clear opening shall be 20" x 24" regardless of which is height or width while rounding up or down to the nearest whole number from any 1/2"

I am going to TRY and get out some regular posts with answers to commonly seen issues we run across. As I do, please feel free to comment or drop me a message with any questions you would like to see answered. I am going to draw on knowledge from both Home and Municipal inspecting and provide code references. Although home inspectors are NOT code inspectors, the items we frequently call out have code that backs them as everything comes from somewhere!

Lately I have been doing a lot of new construction inspections and running across basement egress windows. While there are several code portions to egress windows below grade, I am just going to touch on the most common part.

The lowest point of the net clear window opening shall not exceed 60" above the floor and if it exceeds 46" above the floor a permanent platform or fixture shall be installed below it.

Haven't posted in a while, it's been a BUSY year, slightly less so with inspections due to the lack of contingencies but we are working our way back! Amanda and I added 1 to the family earlier this year and I spent many hours working toward improving my education and added 4 new licenses. In addition to being a State Licensed Home Inspector, I now also hold and actively use these 4 additional licenses:

Wisconsin Construction Inspector
Wisconsin HVAC Inspector
Wisconsin Electrical Inspector
Wisconsin Plumbing Inspector

These new licenses have allowed me to take on the opportunity as the Municipal Building Inspector for the Town of Grafton. It's been a great learning experience since starting in July. It's a whole new set of education and skills that I believe has only made me a better Inspector for my real estate counter parts and our mutual home buying and selling clients. I am excited to see how things grow and move forward. I am still actively inspecting houses for real estate transactions along with my counter-part Josh.
