Could a Mortgage Buydown Make Your Next Home More Affordable?

If you’ve heard terms like 2-1 buydown, 3-2-1 buydown, or discount points and wondered what they actually mean, you’re definitely not alone.

A mortgage buydown can reduce your payment temporarily or lower your interest rate permanently, depending on how it’s structured. And in some transactions, the seller or builder may fund the temporary buydown as a negotiated concession.

Here’s the important part: not all buydowns work the same way.

🔑 A 2-1 buydown reduces the effective rate by 2 percentage points the first year and 1 point the second year before returning to the full note rate.

🔑 A 3-2-1 buydown provides three years of stepped-down payments before reaching the full note rate.

🔑 A permanent buydown uses discount points to reduce the actual interest rate for the life of the loan.

And there’s one misconception every buyer should understand: a temporary buydown generally does NOT increase the amount of home you qualify for. Your lender typically qualifies you using the full note rate.

So, is a buydown better than negotiating a lower purchase price? That depends on the numbers and your plans.
