# There’s Still Opportunity in This Market — You Just Need the Right Strategy

I’ve been seeing a few things in the market lately, and honestly, they all point back to the same thing:

**There is still opportunity out there. You just have to know how to approach it.**

Buyers are still buying.

Sellers are still selling.

Homes are still getting multiple offers.

Buyers are still negotiating concessions.

And more homes coming onto the market means buyers are starting to have more options.

There isn’t just one way to make a move in this market.

There’s an angle for almost everything.

And THAT is where strategy matters.

# # Buyers Are Still Out There

I recently had buyers fall in love with a home that had multiple offers.

We weren’t the only ones who wanted it.

There were three other offers competing with ours.

So we had to get strategic.

We looked at the situation, figured out what would make our offer stronger, talked through the options, and my buyers trusted me enough to follow my advice.

And guess what?

**We got the house.** šŸ™Œ

That doesn’t mean every buyer has to wildly overpay or throw every protection out the window.

It means you need to understand what matters in that particular situation and build an offer around it.

Every house is different.

Every seller is different.

Every offer situation is different.

There is no one-size-fits-all strategy.

# # Need Closing Costs? That Doesn’t Automatically Mean You’re Out

I also recently worked with a buyer who needed help with his closing costs.

So we structured the offer accordingly and asked the seller for concessions.

And he got them.

That’s something I think buyers really need to hear.

Needing closing costs does NOT automatically mean you can’t buy a house.

There may be ways to structure an offer that helps reduce the amount of cash you need to bring to closing.

Does it work in every situation?

No.

But that’s exactly why you need someone who knows how to look at the entire picture and figure out what options may actually work.

Sometimes we compete.

Sometimes we negotiate.

Sometimes we ask for concessions.

Sometimes we strengthen other parts of the offer.

Sometimes we walk away because the deal no longer makes sense.

**That’s strategy.**

# # And Sellers? Buyers Are Still Looking.

This is important for sellers too.

Buyers have not disappeared.

I’m working with them every day.

They’re looking.

They’re scheduling showings.

They’re writing offers.

And when the right house hits the market at the right price, buyers are paying attention.

I’m also seeing more sellers getting ready to list, which is great news for buyers who have been frustrated by limited inventory.

More homes means more choices.

But it also means sellers need to be thoughtful about how they enter the market.

Pricing matters.

Condition matters.

Presentation matters.

Marketing matters.

And knowing what the competition looks like matters.

Just putting a sign in the yard and hoping someone shows up isn’t a strategy.

# # There Is an Angle for Almost Everything

This is probably the biggest thing I want people to understand about today’s market.

There are strategic moves we can make.

A buyer competing against multiple offers requires one strategy.

A buyer who needs seller concessions requires another.

A seller with a move-in-ready home may need a different approach than a seller whose home needs some updating.

A seller who needs occupancy after closing?

Different strategy.

A buyer who needs a quick closing?

Different strategy.

A home that has been sitting on the market?

You guessed it.

Different strategy.

That’s why real estate isn’t simply about opening a door or putting a house on the MLS.

It’s knowing how to read the situation.

It’s knowing what questions to ask.

It’s understanding contracts, negotiations, financing, inspection terms, appraisal concerns and what may actually make an offer more attractive.

And sometimes it’s knowing when **not** to push something.

# # This Is Where Experience Matters

Markets change.

Strategies change.

What worked six months ago might not be the best move today.

And what works on one property may make absolutely no sense on another one.

That’s where my experience, knowledge and understanding of what is happening in the market come in.

My job isn’t just to tell you to write an offer.

My job is to help you figure out **how to write the right offer.**

My job isn’t just to tell you to list your home.

It’s to help you figure out how to position it so buyers actually pay attention.

There are moving pieces in every transaction.

Sometimes a lot of them. šŸ˜‚

And my job is to look at all those pieces and help you put together the strongest plan possible.

# # Thinking About Buying or Selling?

Don’t automatically assume you can’t buy because you need closing costs.

Don’t assume every house is going $50,000 over asking.

Don’t assume there aren’t buyers out there.

And don’t assume you have to wait for some magical ā€œperfect market.ā€

Instead, find out what your options actually are.

Because there may be a strategy you haven’t even considered yet.

Heading to an inspection on this rainy Michigan day… ā˜”ļøšŸ”

And believe it or not, I actually don’t mind when it’s raining—or has recently rained—on inspection day.

Sometimes Mother Nature helps us out a little.

Rain can make certain things easier to spot that might not be obvious on a beautiful, dry, sunny day. Water intrusion around windows or foundations, moisture in a basement or crawlspace, evidence of a roof leak, how the gutters are handling water, and where all that water is actually going once it hits the ground.

Now, rain isn’t ALWAYS ideal for an inspection.

If the roof is wet, icy, extremely steep, or conditions just aren’t safe, the inspector may not be able to physically walk the roof. They may have to inspect it from the ground, a ladder, inside the attic, or another safe vantage point instead.

And just because it’s raining doesn’t mean every possible leak is going to magically show itself that day either. Some leaks only happen with certain wind directions, really heavy rain, or other specific conditions.

But overall? If it happens to rain on inspection day, I’m not mad about it.

If there’s water getting somewhere it shouldn’t be, I’d much rather we have a chance of finding it BEFORE you own the house than during the first big storm after you move in. šŸ˜‚
