Homeowners hear this question all the time:

“Will this add value to my home?”

It’s a reasonable question.

But it doesn’t have to be the only question.

Sometimes you remodel the kitchen because your family uses it every single day.

Sometimes you build the patio because you want somewhere to spend Michigan summer evenings.

Sometimes you finish the basement because your household needs more usable space.

And sometimes you change something simply because you’ve looked at it for five years and you’re ready for something different. 😂

If you’re planning to sell soon, resale and buyer appeal may deserve more attention.

But if you’re staying?

Your home also has value in how well it works for the life you’re living right now.

What’s one improvement you’ve made, or would make, purely because YOU would enjoy it?

KEEP IT or CHANGE IT? 🏡

Every homeowner has different priorities.

One person sees original hardwood and thinks, “Don’t touch it.”

Someone else is already planning the renovation before the moving boxes are unpacked. 😂

We’re putting a few common home features up for a vote today.

Would you keep them or change them?

Then tell us: What’s one feature in your current home you’d never change?

Think back to the day you bought your home.

Now look around.

Is it really the same property anymore?

Maybe you’ve remodeled the kitchen, replaced the roof, finished the basement, added a deck, improved the landscaping, or spent years maintaining the place.

At the same time, the neighborhood around you may have changed too.

New homes sell.
Businesses open.
Buyer demand shifts.
The local market moves.

That’s why understanding your home today isn’t always as simple as remembering what you paid for it years ago.

Even if you have absolutely no plans to move, it’s useful to understand one of the biggest assets you own.

What’s the biggest improvement you’ve made since buying your home? 🏡

Listing photos are supposed to help you understand a property.

But even great photography has limits.

You can’t hear the road from a photo.
You can’t completely understand how the rooms connect.
You can’t experience the neighborhood.

And you definitely can’t tell whether a home simply feels right when you walk through the door.

That’s why a listing is best treated as a starting point rather than the entire story.

Sometimes a home that looks perfect online feels completely different in person.

And sometimes the one you almost skipped ends up surprising you.

Have you ever toured a home that felt completely different from the listing photos?

We’d love to hear what surprised you.

Meet Kimberly Schroeder-Floto 👋

A pure Michigander with more than 25 years of real estate experience, Kimberly has built her career around helping people through one of the biggest decisions they’ll ever make: buying or selling a home.

From Waterford to Clarkston and now Birch Run, Michigan has always been home. But what keeps her here most is family. ❤️

Kimberly is a proud mom of three adult children and grandmother to six grandchildren. When she’s not helping clients, you might find her snowmobiling, golfing, hiking, traveling, or cooking something good in the kitchen. 😊

What she values most about real estate is the relationships that continue long after closing. Some clients have become genuine friends, and others have even told her they consider her family.

Whether you’re buying your first home, selling for the fifth time, purchasing a small piece of property, or searching for a luxury home, Kimberly believes every client deserves the same respect, attention, and care.

You’re scrolling through homes and suddenly see:

PRICE REDUCED.

What’s your first thought?

For some buyers, it’s:
“What’s wrong with it?”

For others:
“Maybe there’s an opportunity here.”

The reality is usually more nuanced.

A seller may adjust the price after seeing how buyers respond. New competition may have entered the market. The original pricing strategy may need to change. Or the seller’s plans and timeline may have shifted.

A price reduction tells you something changed.

It doesn’t tell you the entire reason why.

That’s why it’s worth looking beyond the red “price drop” label before deciding whether a home deserves a closer look.

When you see a price reduction, does it make you MORE curious about the home or LESS interested?

You’re scrolling through home listings. 👀🏡

One has beautiful photos but is slightly above your planned budget.

Another has a great price and location… but the photos aren’t doing it any favors.

Then there’s the home that looks great but has been sitting on the market for 45 days.

Which ones are getting a click, and which ones are getting a scroll?

Today’s Story Series puts you in the buyer’s seat to see what actually influences your first impression of a listing.
