Closing Day x 2 yesterday! This transaction solidifies the reasons I LOVE what I do!

I met these incredible clients via a realtor.com lead. Prior to the very first showing I explained my processes and experience as a dual licensed Realtor & Mortgage Loan Officer. ONE STOP SHOP!

They loved the idea of having ONE person to handle their entire transaction. 💯

We quickly got their current home listed on the market as they were contingent upon selling that home before they could purchase their next home.

We received multiple offers, and ultimately accepted an offer 20k over list price! 💵

We started looking HARD for their next home, which wasn’t the easiest given the low amount of inventory on the market. We looked at over 30 homes before we found the ONE!

I was able to negotiate and got the sellers to accept our contingent offer after being on the market for only 1 DAY! 🤯 For anyone who knows real estate, they know contingent offers are hard to get accepted and are like a house of cards.

Fast forward 12 days later, we passed inspection, appraisal and was Clear To Close on their dream home, all with a VA loan!

And today.. we closed!! A HUGE congratulations to my clients! Thank you for trusting me to get the job done! 🏡

Our friends purchased their first home together in 2021. Today, they were able to sell that home and walk away with enough money to fund their down payment and closing costs on a new purchase, plus put THOUSANDS back in their pocket!

All within 2.5 years...

If 2.5 years ago they had decided to RENT, none of this would be possible.

So happy for our friends! We had 12+ groups through their open house, and received multiple offers on their home last weekend! 😲👀

The market has picked up since mid-December when the FED pivoted in their commentary about interest rate projections. We've since seen a 1-2% reduction in rates, off their 8% highs in November 23. The FED spoke again yesterday continuing their stance that inflation is slowing, and rate cuts are likely within 2024 if we keep this pace.

With limited inventory out there, competition is still high in most cases! Lets get you into a home before thing really heat 🔥 back up!
