🔹 What Is a Property Tax Notice?
This notice outlines your property’s Assessed Value and Taxable Value for the year and reflects any changes that impact your taxes.
━━━━━━━━━━━━━━━━━━━━━━
🔹 Understanding AV, SEV & TV
• Assessed Value (AV): 50% of the home’s market value.
• State Equalized Value (SEV): The assessed value as equalized at the county/state level.
• Taxable Value (TV): The number your taxes are calculated from.
✔️ Increases are capped at 5% or the rate of inflation (whichever is lower)
✔️ The cap resets when ownership transfers.
━━━━━━━━━━━━━━━━━━━━━━
🔹 What Does “Uncapping” Mean?
When a property sells or transfers ownership, the Taxable Value resets to current market value.
This often results in a noticeable tax increase — especially if the home hasn’t sold in many years.

🔹 Can Property Taxes Be Reduced?
You may:
✔️ Contact your local assessor
✔️ Appeal through the March Board of Review
✔️ Ensure your Principal Residence Exemption (PRE) is filed if you occupy the home
PRE applies to one primary residence only.

🔹 Didn’t Receive a Tax Bill?
Contact your local city or township assessor immediately.
Taxes are still due on time — even if a bill was not received.

Summer Taxes
📬 Mailed: July 1
📅 Due: September 14
(Some municipalities require payment by August 31)
Winter Taxes
📬 Mailed: December 1
