The market in the Grand Forks area has shifted a little, and I think it’s important for sellers to understand what that means when it comes to pricing your home. 🏡

Here are a few things I personally want sellers to know...

#1) I don't price your home based on what Zillow says. An online estimate doesn't walk through your home, understand its condition, know the current competition, or see what buyers are actually responding to.

#2) Your neighbor's sale doesn't automatically determine YOUR home's value. Comparable sales matter, 100%. But so do current condition, recent improvements, timing, and competition.

#3) If your home is overpriced, buyers may not even come through the door. I'm actively working with buyers as well as sellers. I see firsthand what buyers are willing to pay...and what they're passing on. And I use that knowledge to help guide my decisions to sell your home, too. That's one of the many benefits of working with an ACTIVE agent.

#4) Buyers are being more careful with their money. Let's be honest, the economy is tougher right now. Interest rates, monthly payments, taxes, insurance, and everyday expenses all matter.

And here’s the big one…

#5) Listen to your Realtor when it comes to pricing. When I recommend a price, I'm not trying to price your home low so I can make a quick commission. Think about it logically...the more your home sells for, the larger the commission. We have the same goal: getting you the best price possible that the current market will support.

There’s something about having sparkling clean windows that makes your whole home feel fresh, so thanks to Absolute Glass LLC, who did an amazing job!

We recently had them come out to clean all of the windows at our house, and living in a new construction neighborhood, we had plenty of dirt and buildup hiding in those window tracks. 😅

The team at Absolute Glass took the time to do it right—from removing and wiping down all of the screens to thoroughly cleaning the window tracks and washing both the inside AND outside of the windows. 🪟
