Moving to North Dakota? Here’s what you should know before you make the move. šŸ”

The biggest surprises usually aren’t the things people research first.

They’re things like being able to get a house with a yard without completely blowing your budget, having room to spread out without sacrificing affordability, and realizing you might actually be able to afford the extra bedroom, bigger kitchen, or three-car garage you’ve been dreaming about.

Your money can go a lot further when it comes to homeownership here, and you might find yourself getting the house you once thought was out of reach.

Those details can absolutely change which city, neighborhood, or part of the state feels right for you.

I’d rather give you the full picture before you pack the boxes than have you discover the good stuff after you get here.

I’m , a local real estate agent sharing the helpful stuff about living here that doesn’t always make the highlight reel.

A lot of real estate advice sounds smart because it’s been repeated for years. 🤭

That doesn’t always mean it still fits the market you’re in now.

ā€œWait until spring.ā€ ā€œPrice it high and come down later.ā€ ā€œYou need 20% down.ā€ None of those ideas are automatically right or wrong on their own.

The problem is treating them like rules instead of looking at the actual situation in front of you. šŸ‘

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.

If you’ve been given real estate advice you’re not sure still applies in Grand Forks, send it my way. I’ll tell you how I’d think through it based on what the market is doing now.

I’m , a local real estate agent helping buyers and sellers make decisions with current information instead of old rules.

What’s it actually like living in Grand Forks? You develop some opinions you’ll defend forever šŸ˜‚šŸ‚

I said there’s no place like the Red River Valley in the fall, and I stand by it.

Between the colorful trees, crisp fall mornings, and drives through the neighborhoods when everything starts to change color, it’s hard not to love this time of year here.

And then there’s all the local fall traditions, from pumpkin patches and seasonal coffee runs to Friday night football and finding every excuse to enjoy the cooler weather before winter rolls in. šŸ

So yes, I’m officially dying on this hill.

Living in Grand Forks has completely ruined my standards for a few things. šŸ˜…

Now I expect UND hockey weekends, riverfront trails, and two downtowns to explore without driving across town everywhere I go.

And every time I leave town, I’m reminded very quickly that apparently we’re a little spoiled here.

Swipe through for the three things Grand Forks and East Grand Forks have officially ruined for me.

If fall is one of the things you refuse to do anywhere else, I’ve got you covered there too. šŸ‚

Choosing a real estate agent in Grand Forks gets a little more interesting when they also happen to be a Grand Forks local. šŸ”

There are definitely a few perks.

Like understanding why garage space, a practical entryway for North Dakota winters, and finding a neighborhood that fits your everyday routine actually matter.

And yes, there are probably a couple quirks that come with it too. Like asking a million questions about your commute or having opinions about how your furniture will fit.

Swipe through for the pros and cons of working with a Grand Forks real estate agent who also happens to sell houses.

Looking at homes for sale in East Grand Forks? This one has the kind of features that make a house feel like home. 🤩

With charming character, warm hardwood floors, and a cozy gas fireplace, 22 Forrest Court NW has that welcoming feel that’s hard to replicate.

Plus, four bedrooms on the main level, updated windows, a spacious unfinished basement full of potential, and a mature, tree-filled yard complete with a dog corral.

This is the kind of home I’d send to someone who told me, ā€œI want a home with character, practical features, and room to make it my own.ā€

Ready to learn everything about it? Comment below or dm me I’ll send you the listing details.

If your home isn’t selling in Grand Forks, that doesn’t automatically mean the market is bad or that you just need to wait it out.

Sometimes the way buyers are responding is already telling us what needs attention. Showings without offers, repeated feedback, or interest that never turns into action all give us something useful to work with.

The question is whether the issue is price, presentation, positioning, or simply that the home isn’t connecting with buyers the way we expected.

That’s why a strong selling strategy isn’t just about waiting. It’s about paying attention to the response, understanding what it means, and making a thoughtful adjustment when the market points us in that direction.

If you’re thinking about selling in Grand Forks, or your home is already on the market and you’re not getting the response you expected, send me a message.

I’m always happy to give you an honest read on what I’d be looking at.

I’m , a local real estate agent helping sellers make smart decisions based on what the market is actually telling us.

Buying your first home in Grand Forks doesn’t have to mean finding the house you’ll stay in forever.

Sometimes the smartest first move is the one that gives you a solid monthly payment, a location that works for your life right now, and enough of what matters most that you can actually see yourself living there.

Your first home can teach you what you care about, give you a chance to build equity over time, and put you in a stronger position for whatever you want next.

That’s why I’d rather help you figure out what really matters than watch you wait another year for a house that checks every single box.

If you’ve been talking yourself out of buying because nothing feels ā€œperfect,ā€ send me START. I’ll help you look at what getting started could realistically look like for you.

Living in the Grand Cities comes with a few very specific local fears. šŸ‘»

The kind where the wind nearly takes your car door, every light on Washington Street turns red, or UND hockey weekend makes your usual plans a whole ordeal. And don't even get me started on thinking spring finally arrived just for winter to make another comeback. šŸ˜…

Some of these are dramatic. Some are painfully real. All of them are completely nightmarish if you've lived here long enough.

And if you’d rather focus on the fun stuff happening around town this season, I’ve got you covered there too. šŸ˜‰

I’m , a local real estate team sharing the places, quirks, and little things that make living here what it is.

Don’t worry if you haven’t experienced this yet. Here are 5 things to do in Grand Forks that basically count as a rite of passage:

šŸ‘‰ Survive a -30° winter day and still have to leave the house 🄶
šŸ‘‰ Spend a summer evening at the Downtown Street Fair
šŸ‘‰ Grab a burger and fries at Red Pepper (and try not to make it a weekly habit šŸ˜‚)
šŸ‘‰ Spend a summer afternoon at the Greenway when the weather is actually cooperating
šŸ‘‰ Experience a North Dakota wind gust that makes you question how you’re supposed to walk in a straight line šŸ’Ø

Once you’ve checked a few of these off, you can officially start acting like you’ve been here forever.

I’m , a local real estate agent sharing the places, traditions, and little things that make living here feel like home.
