If I had a dollar for every time someone told me they were “almost ready” to buy their first home… I could probably buy the house myself. 🤪

Here’s what I’ve noticed after working with a lot of first-time buyers in Grand Forks: the ones who kept waiting for the perfect moment are still waiting. The ones who actually started? They have keys to their own place.

The difference isn’t always that they had it all figured out. It’s usually that they got clear on the five things that actually matter (swipe through for those).

Pre-approval. Budget reality. Closing costs. What’s fixable vs. what’s not. And timing.

That’s it. Those five things change everything.

You don’t need to have it all figured out to start the conversation. But you do need to know these five things so nothing surprises you later.

But today I also want to shout out mine. Mark B. The one Allister wants to call after every baseball game. The one who never says no to a crazy home project or a last-minute vacation idea. The papa with more energy than his grandkids and a yes before you even finish the question. My favorite adventurer.

Sue raised her family in a home full of love, laughter, and memories alongside her late husband. And now? She’s stepping into a brand new chapter.

Her family wanted her to have something special. Something easy. Something hers. A beautiful one-level home with no stairs, a large walk-in closet, a gorgeous patio, and plenty of room to host the people she loves most.

Watching Sue walk through that door with her “Home Sweet Home” sign? That’s exactly why I do what I do. 🥹
