Coldwell Banker Woodland Schmidt – Grand Haven, MI
Born and raised along the beautiful shores of Lake Michigan, I’ve always had deep roots in West Michigan — and even deeper roots in real estate. With over 28 personal moves under my belt and a family history in the industry dating back to 1932, you could say I was born into it. My great-grandfather founded Schuitema Movin

g & Storage nearly a century ago, and my extended family is filled with local real estate professionals. Growing up in this world, I developed a deep understanding of the moving, buying, and selling process from a young age. I've lived in Spring Lake, Grand Haven, Muskegon, Norton Shores, and North Muskegon — and even made a move to Nashville to pursue a singing career — giving me a strong emotional and personal connection to all of the communities I now serve. With a Master’s in Business Administration from Baker College, a background in marketing, lean processes, retail, and property management, and as an entrepreneur, I bring a unique and multifaceted approach to every transaction. My husband and I are often described as, “serial entrepreneurs,” and have built our businesses around our core values of Honesty, Integrity, and Service. I approach real estate the same way: people-first, process-smart, and always with a commitment to excellence. My passion for interior design naturally led me to house flipping, which ultimately inspired my career in real estate. I thrive on communication and organization, helping my clients feel confident and informed every step of the way — from first showing to final signature. At the heart of it all, I believe that real estate is not just transactional — it’s relational. My goal is to truly get to know my clients, build lasting connections, and help turn your dreams into reality. Whether you’re buying your first home, selling your tenth, or somewhere in between, I’m here to guide you with experience, heart, and hustle.

Routine maintenance may not feel exciting, but it plays a major role in long term value.

Well maintained homes tend to sell faster and with fewer issues during inspections.

Small details like HVAC servicing, roof condition, and overall upkeep signal to buyers that the home has been cared for.

Maintenance protects your investment before you ever think about selling.

Two homes can have similar square footage and layouts, yet feel completely different in value.

It often comes down to presentation, condition, and how well the space has been maintained over time.

Clean lines, updated finishes, and thoughtful design create a stronger perception the moment a buyer walks in.

Value is not just measured.
It is experienced.

Buyer preferences continue to evolve, but certain trends remain consistent across markets.

Functional layouts, natural light, and updated kitchens are at the top of most lists. Outdoor space and flexibility for work or lifestyle also play a major role.

Understanding what buyers want allows sellers to position their home more effectively.

The more aligned your home is with demand, the stronger your results tend to be.

Another game of "Name that Location"

🔎 Hints:

📽 This location is a famous landmark which has hosted many events & shows (bonus points if you know what events are happening here this week)

📽 I have personally performed on the stage of this location from High School Student Showcase to modeling runway shows to the Miss Muskegon-Ottawa program, plays & more!

The first week on the market is the most important.

Overpricing can lead to less interest, longer days on market, and eventually price reductions that weaken your position.

Homes priced correctly attract attention immediately and can create stronger competition.

The right price is not about guessing high. It is about understanding the market and positioning strategically.

That is how you maximize results.

In competitive markets, the highest offer does not always win. Terms, timing, and overall strength matter just as much as price.

Sellers are looking for certainty. Clean financing, flexible timelines, and fewer contingencies can make a significant difference.

Buyers who understand how to structure a strong offer position themselves ahead of the competition.

It is not just about offering more.
It is about offering smarter.
