Real Estate Market Report for Mesa County!
The year started with strong momentum, with sales rising 27% compared to last January (156 vs. 123) and total sales volume surging 49%—from $50.0M in January 2024 to $75.0M in January 2025. The median price remained steady from December 2024 but showed an 8% increase year-over-year. Building permits also experienced notable growth, climbing 24% from January 2024 and an impressive 107% from January 2023.

At the end of January, 548 homes were actively on the market, reflecting a 20% increase from last year and a 2% uptick from December.

Two key figures stood out: the percentage of the list price received declined to 97.2% from 98.6%, and the median days on the market rose to 80 days from 64 in January 2024. While it’s too early to determine if this signals a lasting trend, it may suggest that homes could face more price reductions and extended market times moving forward.
