While we enjoy winter here in Colorado, let’s take a look at 2023’s numbers! As brokers of large recreational ranches in Colorado (minimum of 500 acres, 1/4 mile of river fishing, or completely bordered by public lands), we track all sales and listings of this type in the state. In 2023, there were 66 ranch sales totaling $365m, 153,000 acres, and 35 miles of river frontage.

I had a new adventure last week while photographing a property with 3/4 of a mile of Colorado River frontage: I was able to obtain a Certificate of Authorization from the FAA to fly my drone in Class E airspace near the Garfield County Airport. The paperwork hurdles were worth it! The trees are mostly bare for winter, but I was able to work the footage and came up with this photo put through an illustration filter.

In the 3rd quarter of 2023, we tracked $57.7m in recreational ranches in Colorado that sold, covering 15,614 acres. While this is down from 2022’s banner sales volume, we still perceive this as a healthy market environment. Ranch inventory is starting to build back to a level that will give buyers some choice.

Last week, the Colorado Chapter of the Realtors Land Institute met for the annual ranch tour. We toured 6 ranches over 3 days in the San Luis Valley and La Veta areas of Colorado. Here is a short flyover of one of the ranches we toured. While this 6,000+ acre ranch was not for sale, we had a great time learning about what the owners have done over the last decade to create value on this ranch. They worked hard to increase their agricultural output through improvements in infrastructure, water utilization, soils management, high elevation cow research partnerships, and other techniques.

The RLI Colorado chapter visits a 6,000+ acre ranch in the San Luis Valley of Colorado.
