A Rehab with a Purpose
We received a call from a very sweet grandma. She wasn’t looking to get rich—she just wanted a little extra cash to help her granddaughter pay for college. The home had been a long-term rental, but the tenants were falling behind on rent, and the property was in rough shape. After some back-and-forth, including helping coordinate the tenants’ move-out (they left behind a mountain of trash and some pretty unsanitary surprises), we ended up buying it.
From the start, it was clear this house needed a lot of work. It hadn’t been updated in decades, and the neglect ran deep—galvanized plumbing, foundation issues, and yes… termites. The crawlspace was filled with old junk and forgotten messes, which we had to dig out just to start the real work.
We discovered electrical issues early on, which meant a full panel upgrade—not cheap, but necessary. The exterior needed love too, and at one point I found myself 15 feet up in a tree with a saw, trimming back overgrowth to bring light back into the yard. We hit roadblock after roadblock, but we stuck with it.
This rehab took longer than we planned, cost more than expected, and pushed us at every step. But when it was done, we handed over a clean, safe, updated home to a new buyer who loved it—and that made it all worth it.
One of my favorite parts of this place? The lilac bush out front. No matter how frustrating the day was, that thing would be in full bloom and the whole yard would smell like spring. A small reminder of why we do this.
Sometimes, flipping houses isn’t about chasing the biggest profit—it’s about solving problems, helping people move forward, and creating something better than what was there before.
