Every June, I watch people come for the music and start looking at real estate.
I've seen it firsthand — when my own Palisade home was for sale, I put the sign in the yard on Wine Fest weekend. It sold within 30 days. Festival visitors don't just come for the weekend. They come, they fall in love with the town, and some of them buy here.

The Bluegrass & Roots Festival rolls into Riverbend Park June 5-7, and every year it reminds me why I love selling real estate here. People come for the music — and leave wanting to move here.

Walk out your front door, straight to a headline act. That's Palisade. Short-term rental potential becomes obvious when festivalgoers are actively searching for exactly what your property offers. Out-of-town visitors wander the neighborhoods between sets, and some of them call me the following week.

As someone who has shown a lot of houses near downtown, I can confirm — buyers notice.
Not "oh, that's cute" notice. More like "can we write the offer today?" notice.

When a neighborhood leads with food and drinks, that's a community telling you what it values. And what it values is a good Tuesday night. 😉
The restaurants and breweries are close enough that an entire evening happens on foot. If you're thinking about a move near downtown — or know someone who is — that kind of walkable energy is harder to find than you'd think.
