May 2026 saw 249 residential homes sell in Mesa County, a decrease of 45 sales, or 15.3%, compared to May 2025. Compared to April 2026, the number of properties sold remained consistent, increasing by just one sale, or 0.4%. Despite the decrease in sales activity compared to 2025, home values have remained steady, with the median sale price reaching $423,500 in May. This represents a 0.5% increase over the median price of $421,250 in May 2025 and a 3.2% increase over April 2026’s median price of $410,500.

The median days on market in May was 63 days, an increase of 17% over the 54 days recorded in May 2025. However, the market has continued a three-month trend of days on market remaining in the low 60s, with March at 62 days, April at 64 days, and May at 63 days, indicating a more consistent pace of sales activity.

Year to date, the market continues to lag behind the numbers from 2025, with 1,054 sales recorded so far in 2026, a 10.2% decrease from the 1,174 homes sold during the same period in 2025. Sold volume for 2026 through the end of May is $487.1M, a decrease of 9.6% compared to the $538.8M closed during the same timeframe in 2025.

Active listings continue to rise, with 832 residential properties currently on the market, a 25% increase compared to May 2025 and a 4.4% increase over last month. This is also the highest active property count the market has seen in May since 2017, with 891 active properties on the market. Current months of inventory is at 3.3 months across the broad market, with the lowest inventory at 2.0 months in the $300k - $399k price range and the highest inventory at 12.0 months for luxury properties over $1.25M. The Redlands currently has the highest number of active listings with 120 properties, followed by Fruita with 115 listings, and North Grand Junction with 103.

New construction activity has seen a bit of a slow down, with only 52 single-family permits pulled in May 2026, a decrease of 27% compared to the 71 permits in May 2025. There have been 286 single-family building permits issued year to date, an increase of 1% over the 284 permits issued in the same period in 2025.

March showed signs of the Mesa County residential sales market stabilizing after a slower start to the year. A total of 232 homes were sold during March, a 4.5% decrease from the 243 sales in March 2025, but a notable increase from the 166 sales in February, even with February having fewer days. Year to date, total residential sales are down 8.2% compared to last year, with 551 homes sold so far in 2026 compared to 600 sales through March in 2025. Sales volume is down 7.3%, with $249.4M in closed volume compared to $269.2M last year.

Pricing has remained steady with the median price for March at $409,000, a 3% increase from $397,000 in March 2025 and relatively unchanged from last month: a 0.3% increase. Days on market decreased from February 2025 to 62 days, which is typical seasonality as activity begins to pick up in the spring, but remains 9% higher than the 57 days recorded in March of last year.

Inventory continues to increase, with 708 active residential listings on the market. This is an 11% increase from last month and a 27% increase compared to March 2025. Overall, months of inventory is currently at 3.1 months, which is slightly lower than last month but up 0.8 months from 2.3 months one year ago. Inventory levels vary significantly by price range, with the highest levels above $1.25M at 12.3 months and the lowest levels in the $300k to $399k range at 1.3 months. The $500k to $750k price range currently holds the greatest number of active listings. By area, the Redlands, North, and Fruita markets continue to have the highest concentration of available inventory.

There was a total of 69 single-family residential building permits pulled in March 2025. While this is down 9% from the 76 permits pulled in February of this year, it is a 28% increase compared to the permits pulled in March 2025. Year to date, 187 single-family permits have been issued, a 21% increase from the 154 permits pulled through this time last year. This continued strength in permitting reflects steady confidence from builders despite shifting market conditions.

Mortgage rates climbed upward over the past month as well. The Freddie Mac weekly average rate was approximately 6.00% in early March and increased to 6.46% by early April, increasing the average mortgage payment, without taxes and insurance, up around 1.5% to $1,789 according to Zillow’s March report. Despite that increase, the Mesa County market didn’t see a typical slowdown in purchases in March, but that increase could affect sales in the next few months.
