May 2026 saw 249 residential homes sell in Mesa County, a decrease of 45 sales, or 15.3%, compared to May 2025. Compared to April 2026, the number of properties sold remained consistent, increasing by just one sale, or 0.4%. Despite the decrease in sales activity compared to 2025, home values have remained steady, with the median sale price reaching $423,500 in May. This represents a 0.5% increase over the median price of $421,250 in May 2025 and a 3.2% increase over April 2026’s median price of $410,500.
The median days on market in May was 63 days, an increase of 17% over the 54 days recorded in May 2025. However, the market has continued a three-month trend of days on market remaining in the low 60s, with March at 62 days, April at 64 days, and May at 63 days, indicating a more consistent pace of sales activity.
Year to date, the market continues to lag behind the numbers from 2025, with 1,054 sales recorded so far in 2026, a 10.2% decrease from the 1,174 homes sold during the same period in 2025. Sold volume for 2026 through the end of May is $487.1M, a decrease of 9.6% compared to the $538.8M closed during the same timeframe in 2025.
Active listings continue to rise, with 832 residential properties currently on the market, a 25% increase compared to May 2025 and a 4.4% increase over last month. This is also the highest active property count the market has seen in May since 2017, with 891 active properties on the market. Current months of inventory is at 3.3 months across the broad market, with the lowest inventory at 2.0 months in the $300k - $399k price range and the highest inventory at 12.0 months for luxury properties over $1.25M. The Redlands currently has the highest number of active listings with 120 properties, followed by Fruita with 115 listings, and North Grand Junction with 103.
New construction activity has seen a bit of a slow down, with only 52 single-family permits pulled in May 2026, a decrease of 27% compared to the 71 permits in May 2025. There have been 286 single-family building permits issued year to date, an increase of 1% over the 284 permits issued in the same period in 2025.
