๐ Mesa County Real Estate Market Snapshot โ February 2026
The latest numbers from The ONE Report are in, and the market is showing some interesting shifts.
โข Inventory is up. We currently have 608 active listings, a 13.9% increase from this time last year. That means buyers are starting to see more options.
โข Homes are taking about the same amount of time to sell. The average days on market is 97 days, just slightly down from last year.
โข Sales volume dipped slightly, with 173 homes sold, about 7.5% fewer than February 2025.
But hereโs the big story:
๐ฐ Prices are still rising.
โข Average sales price: $452,650 (up 3.3%)
โข Median sales price: $418,700 (up 6%)
So even with more homes on the market, values continue to trend upward.
๐ Buyers are paying about 97.8% of list price, which means thereโs a little more room for negotiation compared to the ultra-competitive markets we saw a few years ago.
๐ฆ Housing supply now sits at 3.34 months, up from 2.51 months last year. We're still technically in a seller-leaning market, but things are slowly moving toward a more balanced environment.

โข Buyers have more choices and a bit more leverage.
โข Sellers are still seeing strong prices, but pricing strategy matters more than ever.
