The most overlooked part of buying a home on the Western Slope that no one tells you about on a tour…

What you're actually allowed to do with the property.
Buyers assume land means freedom, until they find out the HOA bans short-term rentals, restricts RVs and mobile homes, or has fencing rules that don't match their plans. These restrictions live in the covenants, and they're binding whether or not anyone mentions them on a walkthrough.

I check this on every property before it's a problem... so you know exactly what you're buying into, not just what you're buying.
