The average 30 year fixed mortgage rate was 6.95% for the week of September 17. 📈

That number matters, but it is only one part of the picture.

Across Ottawa, Allegan and Muskegon counties, active listings were up 12% from last year and homes averaged 25 days on the market.

Buyers have more homes to compare, more time to decide and, depending on the property, more room to negotiate.

The rate tells you what borrowing costs. The local market tells you what opportunities are available.

Twenty five years.

I spend my days talking about homes. Getting people into them, out of them, and back to them at the end of the day. That is the whole job.

On September 11, 2001, nearly three thousand people left for work and never came home. Firefighters and police officers and paramedics went into buildings everyone else was running out of, and a lot of them did not come home either.

So no market update today. No listings, no numbers. Call somebody you love, and get home tonight.

Thinking about buying a house but have no clue when you are actually supposed to start?

Others may need a little time to work on credit, pay something down, or save a bit more.

Either way, the first step is the same.

Talk with a Realtor and a lender you trust. Your Realtor can usually connect you with mortgage people they know and work well with, or you can start with your own bank.

Then you find out where you actually stand.

Maybe you are ready now.

Maybe you need a little time.

Both are completely workable.

You do not need to be ready to start getting ready.
