It’s exciting to scroll through listings and imagine yourself living in each one—but a little preparation can make your home search much easier.

A preapproval helps you understand your estimated price range and monthly payment before you fall in love with a home.

2️⃣ Separate your needs from yourкому wants.
Decide which features are essential and where you’re willing to compromise. No home will check every box!

3️⃣ Choose the right real estate agent.
Your agent can help you evaluate listings, identify potential concerns, arrange showings and understand the offer process before the right home appears.

For buyers:

🍁 There may be fewer buyers competing for the same home
🍁 Sellers may be more open to negotiating
🍁 Cooler weather can make touring homes more comfortable

For sellers:

🍁 Fall buyers are often motivated and ready to make a decision

Beginning today, downtown Grand Rapids transforms into a giant art gallery filled with paintings, sculptures, installations and unexpected creations from artists around the world.

One of my favorite things about ArtPrize is that you never know what you’ll discover around the next corner—and it’s a wonderful way to explore our city while supporting creativity and local businesses.

🏡 Buying or selling a manufactured home in a park? The process is a little different.

A manufactured-home transaction in a leased-land community doesn’t always follow the same path as a traditional home sale.

A few important details may include:

✅ Community application and approval
✅ Reviewing the lot rent and community rules
✅ Financing designed for manufactured homes
✅ A specialized inspection and appraisal
✅ Verifying the home’s title
✅ Coordinating the title transfer and closing requirements

These extra steps don’t have to feel overwhelming. The key is knowing what needs to happen—and in what order—so there are no last-minute surprises.

Manufactured homes are an important and often more affordable housing option in West Michigan. I’m proud to help buyers and sellers navigate these specialized transactions with clear guidance and a well-organized plan.

🏡 Does it stay with the house—or does the seller take it?

Let’s play a quick real estate game! Which of these would you expect to remain after closing?

📺 A wall-mounted television
🪟 Curtains and curtain rods
🧊 The refrigerator
💡 A dining-room light fixture
🌿 A backyard shed
🔔 A video doorbell

The answer isn’t always as obvious as you might think!

Items permanently attached to the home are generally considered fixtures, while movable items are usually personal property. But appliances, televisions, curtains, sheds and smart-home devices can easily cause confusion.

That’s why my advice is simple: Never assume.

If a buyer wants an item included—or a seller plans to take something—the safest approach is to clearly identify it in the purchase agreement.

🏡 Monday Market Update: What’s happening in West Michigan real estate?

The latest numbers from the Greater Regional Alliance of REALTORS® show that our local market is still moving—but conditions vary depending on the community.

Here are a few highlights from July:

📍 Greater Grand Rapids Area

* 1,362 new residential listings—up 7.7% from July 2025
* 1,087 residential homes sold—down 4.1%
* Average sale price: $415,062, up 4%
* Sold homes averaged 17 days on the market
* Approximately 1.6 months of inventory

📍 Kent County

* 960 new residential listings—up 9%
* 805 residential sales—up 1%
* Average sale price: $433,165, up 3.9%
* Sold homes averaged just 16 days on the market

📍 Ionia County

* 58 residential homes sold—up 7.4%
* Average sale price: $295,930, up 5.9%
* Sold homes averaged 25 days on the market

📍 Montcalm County

* 125 new residential listings—up 47.1%
* 77 residential homes sold—up 5.5%
* Average sale price: $312,759, up 5.2%
* Sold homes averaged 25 days on the market

What does this mean for you?

Buyers have more homes to consider in parts of West Michigan, but with only about 1.6 to 1.8 months of inventory, we are not experiencing an oversupply. Attractive homes that are priced correctly can still sell quickly.

For sellers, prices remain higher than last year, but buyers are paying close attention to condition, value and monthly affordability. Preparing the home well and choosing the right starting price matter.

For buyers, there may be more opportunity to compare properties and negotiate—especially when a home has been on the market for a few weeks—but you should still be prepared to act when the right home appears.

Real estate is local. The market in Rockford may look different from Cedar Springs, Greenville or Ionia—and your price range can make just as much difference as your ZIP code.
