Are mortgage rates actually high? Not by historical standards.

Since Freddie Mac began tracking in 1971, the 30-year fixed rate has averaged roughly 7.7%. Rates in the 6s, or even 7%, are below that long-term average.

They feel high because many of us got used to the 3% rates of 2020–21, which were the lowest in history and not normal.

Over 30+ years in West Michigan, I’ve watched buyers wait for rates that never came back while prices kept climbing. If the numbers work for your budget today, waiting may cost you more than it saves.
