Meet the Team Behind Compass Property Management ✨

Kate has been a vital part of the Compass story since she began collaborating with us in 2020, officially joining the team in 2023. With over a decade of real estate experience, she brings deep expertise in managing diverse multifamily portfolios across the Grand Rapids, Muskegon, Holland, and Kalamazoo markets.

Kate is a true strategist when it comes to asset performance. She excels in overseeing renovations and value-add projects, working hands-on with owners to enhance revenue, improve operations, and protect long-term asset value. Beyond the office, she is a dedicated leader in our industry as a member of CREW West Michigan, where she serves on the Membership Committee to support and grow the next generation of real estate professionals.

Ever notice water droplets on your glass on a chilly morning? Before you worry about a leak, you’re likely seeing a common phenomenon we call "Window Weeping"—or condensation. 💧

Why does it happen?
It isn't a sign of a structural leak. Instead, it’s a simple science moment: warm, moist air inside your home is hitting the cold surface of your window glass. When that temperature gap is wide, the moisture in the air turns into liquid right on the pane.

How to manage it:

Ventilate: Keep air moving! Run your bathroom and kitchen exhaust fans while cooking or showering to pull moisture out of the air.

Circulate: Open your blinds and curtains during the day to allow warm air to reach the glass.

Dehumidify: If you notice consistent buildup, a small dehumidifier can help keep the interior air crisp and dry.

When to call us:
A little "weeping" is normal, but if you see moisture trapped between the panes of glass (not on the surface), that’s a sign of a seal issue. Let us know, and we’ll handle the rest! 🛠️

🔹 The 10-Minute Trial: Turn your AC on today and let it run for just 10 minutes.

🔹 The Cold Check: Feel the air coming from your vents. Is it blowing crisp and cold, or is it just circulating room-temperature air?

🔹 The Outdoor Inspection: Take a quick look at your outdoor condenser unit. Ensure it is clear of tall grass, leaves, or debris that might have piled up over the winter.

🔹 Report Early: If the air isn't cold or the unit is making unusual noises, submit a maintenance request via the portal right now.

▫️ Tour the Property - We want to make sure you love it! We require all prospective residents to your the exact apartment they are interested in.

▫️ Review Screening Criteria - Before you hit apply, take a moment to review screening standards for the specific property.

▫️ Submit Application Information - No paperwork, no hassle. Use the application link from your tour to enter your personal details, rental history and pay your application fee.

▫️ Verify Your Income - Speed up your approval by linking your bank or upload one full month of paystubs directly to your application.

▫️ Add Additional Applicants - Every person over the age of 18 must complete their own application. We accept co-signers too!

▫️ Receive Approval & Make It Yours - Once your application is 100% complete, we work to provide the result within 3-5 business days. If the application is approved, we'll collect the holding fee to officially remove the home from the market.
