What I tell agents is this: if your pipeline is messy, your business will feel messy. That is where things get interesting. The agents who feel confident about their paycheck are usually running a simple system, not a complicated one.

Here is the play:
5 stages only — New Lead, Active Conversation, Appointment Set, Active Client, and Under Contract.
Every lead goes in. No exceptions.
Every lead gets a next step and a date. No date, no deal.
Then once a week, spend 10 minutes reviewing who needs a call, a text, or an appointment.

Simple creates consistency. Consistency creates confidence. And confidence changes the way you show up every day.

At the end of the day, a listing sitting on the market usually is not missing the right buyer. It’s overpriced.

The first 7 to 10 days tell you almost everything you need to know. If showings are low, the issue is price, marketing, or both. If buyers are walking through and no one is writing, that’s where things get interesting, because the market is telling you the price is off. The best agents make adjustments early. Waiting too long does not build interest, it makes the listing look stale.

What I tell my clients is this: developments like this can have a real impact on the market, but the details matter.

This proposal brings 465 total homes with a mix of single-family properties, condos, and townhomes, plus green space, sidewalks, and shared community spaces. That’s where things get interesting, because it’s clearly designed to attract a wide range of buyers, from first-time homeowners to empty nesters. At the end of the day, it is still in the preliminary stage, so now the conversation becomes how it fits the area, the traffic flow, and the long-term character of the community.

A lot of agents are not stuck because they lack talent. They are stuck because they lack consistency.

At the end of the day, this business usually is not about finding some secret strategy. It is about doing the basic things over and over, especially on the days you do not feel like doing them. Following up. Staying visible. Holding yourself to a higher standard. That is what separates the agents who move fast from the ones who keep spinning their wheels.

What I tell my clients is this: work ethic and accountability will take you a lot further than motivation ever will. That’s where things get interesting. Momentum does not show up the first day. It starts building when you stack enough disciplined days together before anyone is clapping for you.

At the end of the day, your calendar tells the truth.

If you’re not time blocking, you don’t have a business yet. Mornings should be for lead gen only: calls, texts, and follow-up. Afternoons are for showings, appointments, negotiations, and client needs. Then before the day ends, spend 30 minutes on follow-up, because that’s where things get interesting.

What I tell my clients is simple: if it’s not on the calendar, it doesn’t exist. Do this consistently for two weeks and your pipeline can look very different.

The proposed $10.5 million development would add 48 housing units on Plymouth Avenue NE, including 10 set aside for households earning 90% or less of area median income. Some neighbors have concerns, others see it as needed housing.
