In the $400K to $800K market in West Michigan, waiving your home inspection might make your offer look more attractive. But here is what most buyers do not think about.
If something is wrong after closing, it is entirely on you. No recourse, no negotiation, no going back. Here is what you could be taking on sight unseen:
🔴 A failing HVAC system
🔴 A compromised roof
🔴 Foundation issues
🔴 Outdated electrical or plumbing
At this price point, none of these are cheap fixes. Winning the bid is great. Winning it on a home that costs you thousands more after closing is a different story.
