Selling a home heading into the holidays in West Michigan is absolutely doable. But there are three mistakes we see sellers make consistently that turn what should be a smooth process into a stressful one.
The first is pricing based on what homes sold for in spring rather than what the market supports right now. Buyers shopping in the fall have done their homework and they will not overpay because a seller is anchored to a number from six months ago. The second is going live before the home is truly ready. Fall and holiday buyers are serious and time-constrained, which means they move on faster than spring buyers when something does not feel right. The third is not accounting for how much the holiday calendar compresses the closing timeline. Inspections, appraisals, and financing all take time, and that time gets squeezed in November and December in ways sellers rarely anticipate until it is too late.
Avoiding these three things does not guarantee a year-end close. But making any one of them almost guarantees you will not get there.

One of the most common things we hear from West Michigan sellers who do not get the result they hoped for in fall is some version of the same thing. They wish they had started earlier.
The sellers who consistently do well in the fall market are not the ones who list in September. They are the ones who spent August getting their home ready, having the right conversations about pricing, and making sure that when their listing goes live it is in the strongest possible position from day one.
That means getting a pre-listing inspection done so there are no surprises, working through your pricing strategy based on what the fall market actually supports rather than what your neighbor sold for in May, and making sure the home is visually ready before the photographer shows up rather than after.
None of this is complicated. But all of it takes more time than most sellers expect. And the sellers who start now have a real advantage over the ones who start scrambling in mid-September.
