🏡 Same $10,000. Very different impact on your monthly payment.

Let’s say you’re buying a $500,000 home.

Option 1: Ask the seller to reduce the price by $10,000.

Your new purchase price: $490,000. Estimated monthly savings: about $52/month.

Option 2: Ask the seller for a $10,000 credit and use it to buy down your interest rate.

Estimated monthly savings: about $260/month.

😳 Same $10,000. Potentially 5X the monthly savings.

Assuming: → 20% down → 30-year fixed mortgage → Original interest rate of 6.5% → $10,000 seller credit is sufficient to permanently buy the rate down to approximately 5.5%.

Of course, rates, loan programs, discount-point pricing, seller-credit limits, and individual circumstances vary so these numbers are simply an example.

But the bigger point is this:
Sometimes negotiating the best deal isn’t about getting the lowest purchase price. It’s about knowing what to ask for.
