Stop waiting for the perfect home.

I say this with love. because it doesn't exist.

Every move-up buyer I work with comes in with a list. And that list is good. You should have one. But somewhere along the way the list becomes the enemy. You walk through house after house and nothing checks every single box. So you wait. And you keep waiting.

Here's what I tell every single one of my buyers.

The 85% Rule.

If a home checks 85% of what you need. Buy it. The other 15% is cosmetic. It's a kitchen you'll update in two years. A bathroom that needs a refresh. A backyard you'll make your own. That stuff is fixable. What you can't fix is passing on the right home because it wasn't perfect on paper.

The buyers I've watched struggle the longest are the ones who couldn't let go of the list. And the ones who moved the fastest. who are now settled in and loving their homes. were the ones who knew what actually mattered and released the rest.

Make your list. Rank it. Know your true must-haves. That clarity is what gets you into the right home.
