It was a journey that finally ended today for a seller and started for a buyer. Real Estate often is much more than a transaction it is a story and in this case it is a book with multiple chapters over the last 6-8 months. I had the privilege of representing a seller sell a piece of Real Estate that is a Gas Station / Pizza Shop / Liquor Store / Ice Cream Shop all in one plus an additional piece of land. The buyer was there with their attorney, wife, dad, and new daughter who was 6 months old. They were investing in this for HER FUTURE. Real estate creates GENERATIONAL WEALTH!!!

Looking back which is something I don't often do I have been in Real Estate since 2015/2016 in some form or fashion. My goal was always to help others create wealth and security in their lives as well as do that for myself. To do that by serving as a consultant and advisor, to give guidance, and be a resource to others regardless if I made a dollar. People over Profit. Always.

The second half of 2023 I made a conscious effort to devote most of my time to being present for all the time possible with our first son. Knowing the next real estate deal could and would wait. So when I got this email I was a little surprised and humbled. It is because of my great friends and clients who trust me to serve them that things like this are possible. To be in the top 300 of 5,000 agents I am honored and is not a responsibility I take lightly.

Greater Grand Rapids is a great place to own real estate. The numbers don't lie. I am hesitant to say EVERYONE should buy or be in the market since everyones situation is unique but the numbers and outlook don't lie... If you're not in the market you should seriously be considering it.

I recently had the privilege of representing one of my longtime clients turned friends in selling his entire Grand Rapids portfolio. It included 7 single family homes, 2 duplexes, and a 6 unit apartment building for a total of 17 units with 100% occupancy. So he opted to try to sell off market. I was able to connect him with a group of strong local buyers who took down the whole portfolio so he could take his proceeds and 1031 them into a larger project in a different part of the country.

My client is one of the smartest REAL Estate investors I know so it was an honor to work with him one last time. He has been buying in Grand Rapids since before I have been licensed and some things that have always kept him investing here that I thought prevalent to share for those of us with our West MI blinders on.

1- The cost/rent ratio is still very good compared to many places across the country for what you get.
2- The economy: GR has several great job sectors that have fairly high median wages that provide overall quality renters.
3- It is a great place to live. He and I shared that sentiment. He would never purchase a rental in a place he wouldn't want to live. So when he first visited he felt at home. Grand Rapids still has a lot to offer and the list grows every day.

So if you're on the fence about investing in Grand Rapids it is worth a conversation.

If you have a portfolio that you are ready to cash in it is probably worth more than you think let me know we can talk about cashing in or selling part of it. Maybe seller financing? Tenants not paying? I have probably come across it and we have probably worked through it.

Think it's too expensive I am closing on another rental tomorrow. I wouldn't be telling you to do something I am not actively doing myself. Of course the numbers have to make sense. But I will tell you a secret...
