Across the Greater Grand Rapids metro, the average single-family home is selling for $384,376 year-to-date, and homes are going under contract in about 22 days. Inventory is still tight at roughly 1.1 months of supply. Competitive, but not frantic.

The spring market in Grand Rapids is starting to tell a very clear story. Buyers who spent the winter watching are now stepping in, and they are doing so with purpose. Homes that are priced right and presented well are seeing their strongest activity within the first week, not the first month.
Inventory across established neighborhoods remains tight. Areas like Creston and the North End are steadily attracting buyers who have been pushed out of other markets.
