Wire Fraud Is Getting Worse

This is not a generic warning. The FBI's latest Internet Crime Report, released this month, shows email-based fraud losses hit $4.1 billion in 2025, up from $1.8 billion in 2020. Real estate transactions are one of the top targets.

FBI Email Fraud Losses
Fraudsters are using AI to create emails that are nearly indistinguishable from real ones. They're impersonating title companies, lenders, and real estate agents with spoofed email addresses, deepfake voice calls, fake bank statements—they have all of the same AI you and I do, but they're aiming it directly at trying to get between you, your customer, the lender, and the title company.

Most property owners have received their Michigan tax assessment in the mail.

This explains how the local assessor estimates your home’s value for tax purposes and shows three key numbers:
1) Assessed Value, 2) State Equalized Value, and 3) Taxable Value.

The Taxable Value is the most important, because it’s the number your property taxes are actually based on, and it’s limited by law to small annual increases unless the property is sold or significantly improved.

This notice is not a tax bill, but a snapshot of how your home is being valued and how future taxes are calculated.

**Timing is crucial if you wish to dispute any values**
Refer to the bottom of your letter for the timing to meet with your Board of Review.
