The “take it or leave it” era is over — nationally, 44% of sellers made concessions in 2025. I’m seeing the same thing here locally: repair credits, help with closing costs, and timeline flexibility are becoming the norm.

Not all homes are performing the same — established homes with character, mature trees, and those charming quirks are in hot demand right now.

Buyers have more options with increasing inventory, so standing out matters.

Home sales are projected to rebound this year, up to 14% as inventory grows and mortgage rates ease slightly.
