I promised to share more about this listing. Some time ago, I met with the sellers to discuss their plans to list their home once they found the right new property. After searching off and on for over a year, I helped them find the perfect new home. Then it was time to prepare their current home for sale. There was little to do—just getting it ready for the photographer. Within an hour of the home going on the MLS, we received an offer. They then decided to set an offer deadline for a couple of days later, and we received 18 offers, with the top four being very close. Price wasn't the only factor in the offer they accepted; other considerations favored it over the other offers. We listed the house for $289,000, and it ultimately sold for $320,000. Choosing among the offers was a tough decision for the sellers. The market in this neighborhood has been highly competitive for properly priced homes. The sellers and I shared a lot of empathy for the other buyers, as all offers were strong. Unfortunately, the current market remains very competitive, with demand surpassing supply. However, in the past two weeks, two nearby homes were listed at the high end of their range—around $320,000 to $330,000. Both remained on the market longer than expected and eventually had price reductions. This is where skilled guidance and years of experience make a real difference in effectively marketing and pricing a property and closing the deal.
