Inspection reports can be tough to deal with. Certain items get marked and sometimes the deal will need to be renegotiated. Let’s say there's an end of life HVAC inspection flag and the buyer wants $15,000 in overall credit. But your agent knows that the average market cost for a replacement HVAC is $10,000 at the most. They can advise you to counteroffer with a $8,500 HVAC-repair credit. Counteroffering with knowledge helps reduce tension and both sides can hopefully feel like the end result was fair.

Have you ever heard of a land contract? If you haven’t, you’re in the majority with this one.

It is a type of seller financing that is rare and high-risk for the buyer. In a land contract, also sometimes called a contract for deed, the buyer is paying the seller directly instead of a lender. The rules of this type of debt payment are different from normal mortgage rules. Your agent would point you to an attorney at this point since a contract would now have to be drafted and reviewed since the contracts that are often used probably won’t account for terms of a land contract.

Here’s a mistake that can happen and it’s more common than you think.

There’s a hot tub in the back yard. You already have previously discussed in person with the sellers you want the hot tub along with the house. You’re doing the final walkthrough of the house before closing. The hot tub is not there. You confront the sellers stating that they broke their end of the deal. The sellers respond: “You never wrote in the contract you wanted the hot tub to stay. We’ve upheld our end of the deal.”

This buyer lost the hot-tub because they tried to do a handshake deal instead of putting it in the contract. Make sure any additional personal property wanted is included in your WRITTEN offer so this doesn’t happen to you.

Raise your hand if you’ve heard this one before. “It’s a seller’s market right now so I don’t think it is a good time to buy.”

This idea of playing the game only when it's in your favor is a nice idea but not realistic. The truth is that waiting for the market to be in your favor, whether buying or selling a home, is risky and could take a long amount of time. You should base whether or not you buy or sell a house off your own personal needs and goals.

Waiting to sell or buy your home could cause you to miss out on a deal that’s good for YOU.

To follow up on sewer and plumbing mentioned in yesterday's post, I recommend to anyone buying a house in the Granite City area to get a sewer inspection. Orangeburg is a type of plumbing used in many of the older homes in the local area and it comes up often during inspections.

I’m not a plumber so I can’t give technical advice. If you want more details, ask a licensed plumber or inspector or do your own research online.

For the next 30 days, I’ll be posting some scenarios in real estate that become more advantageous with having a real estate agent. There are many reasons why using a licensed agent can benefit you in the transaction of real estate. Sometimes the law can be hard to understand, the fine print in contracts is dense, and the fear of being on the losing side of the deal can plague you.

My goal with this campaign is to show you how an agent is prepared to protect your interests and to educate you on some of the real estate license laws and common scenarios that can happen in a real estate transaction. Here’s the first scenario for this month!

Let’s say you find a gorgeous house Friday night online after months of searching. You’re absolutely certain this is your dream home but you decide you need to see more of the inside of the house because the pictures are usually never enough. There’s an open house Sunday but that means more competition and you have a feeling offers will be plentiful for this listing. If you have an agent in this situation, congratulations! You can see the house Saturday before the open house on Sunday and make an offer after seeing the home in person.

Agents have access to applications that make scheduling a showing much easier and oftentimes faster without having to wait for that phone call back from the listing agent.
