Before we trade the flip-flops for pumpkins and pretend we’re ready for it to get dark at 6 p.m… 😂

Enjoy the weekend.

Fire up the grill.
Go to the parade.
Hit the pool one more time.
Visit a local festival.
Sit around a fire.
Spend time with your people.
And maybe, just maybe, don’t accomplish anything for a few hours.

Labor Day exists because working hard deserves recognition.

“But the house down the street sold for $425,000…” 👀

Totally fair question.

But your neighbor’s sale price doesn’t automatically make your home worth the same amount.

When we look at comparable sales, we’re also looking at things like:

🏡 Square footage & layout
🛏 Beds and baths
📍 Exact location
🌳 Lot size
🔨 Condition & updates
🚗 Garage/basement
📅 When it sold

And sometimes the house that looks exactly like yours from the street really isn’t a good comparable at all.

Home value isn’t determined by one nearby sale. It’s determined by the whole picture.

That’s why pricing a home correctly takes more than searching the neighborhood and picking your favorite number. 😂

Three things I notice almost immediately when I walk into a house… and none of them are the countertops. 👀

Number one: LIGHT.
Does the house feel bright and open, or are heavy curtains and furniture blocking every bit of natural light?

Number two: SMELL.
You can become nose-blind to your own house. Buyers have not. 😂 Pets, smoke, mustiness and even too much fragrance get noticed fast.

Number three: HOW THE ROOM FEELS.
Not whether the furniture is expensive. Whether the room feels easy to walk through and whether buyers can understand how they’d actually live there.

Here’s the good news…

All three can usually be improved without renovating anything.

Sometimes preparing a house for market isn’t about adding more.

It’s about knowing what to edit. 🏡☀️

This recognition hits a little differently because the road here has not been neat, easy, or anything close to a straight line.

There have been difficult seasons, unexpected changes, setbacks, and moments when I had to rebuild before I felt ready. There were late nights studying, testing, filing paperwork, learning new systems, solving one problem only to find three more waiting—and continuing to serve my clients through all of it.

Opening Radiant Group Realty wasn’t simply a business decision. It required taking a very big chance on myself. It took courage, work, sacrifice, and more than a few moments of wondering if I had completely lost my mind. 👀

But I kept going.

So when I look at this badge, I don’t just see an accomplishment. I see every client who trusted me, every hard decision, every closed door, every quiet hour of work nobody saw, and every time I chose to believe that rebuilding could lead to something even better.

Recognition is never the reason you do the work—but having that work seen and acknowledged is an incredible honor, especially at this moment in my journey.

I’m proud of what I’ve built, incredibly grateful for everyone who has supported me, and genuinely excited about everything still ahead.

Before you say “there’s nothing to do around here…” 😂

There are actually some pretty fun things happening around Kankakee County this weekend.

Today, Saturday, August 29,

the Vintage Purse Museum is holding its first Purses in Paradise fundraiser. It starts with a 5K run/1.5-mile walk at 10 AM, followed by a Luau Marketplace with food trucks, artwork, live ukulele music and more. Proceeds support job training and employment opportunities for adults with disabilities.

Also happening today:

Yoga in the Parks and the Kankakee Farmers’ Market.

Then tomorrow, Music Under the Oaks is at Cobb Park from 4–6 PM.

Sometimes the best weekend plans are sitting about 15 minutes down the road.

Check local. You might be surprised. ☀️

The House Has Been Sitting.
Does That Mean Something Is Wrong With It?

Not necessarily.

A home with more days on market can mean:

🏡 It started out overpriced.
📸 The marketing missed the mark.
💰 A previous deal fell apart because of financing.
📅 It simply hit the market at the wrong time.

And sometimes, yes, there’s an issue we need to investigate.

But here’s the important part:

Days on market is information. Not a diagnosis.

Don’t automatically skip a house because everyone else did.

Sometimes that’s exactly where an opportunity is hiding. 👀

Hey Katie… When is it too soon to decorate for fall? 🍂

My official answer?

If fall decor makes you happy, put the pumpkin out. 😂

But if you’re looking for the socially acceptable, my-neighbors-won’t-think-I’ve-lost-it answer…

🍂 Late August: Start sneaking in warmer colors, textures, wreaths and subtle fall touches.

🎃 After Labor Day: Fair game. Bring out the pumpkins, mums and full fall decor.

👻 October: Release the skeletons. 😂

You definitely don’t have to wait until the calendar officially says fall.

Your home is supposed to feel good to you, and if you’re ready for cozy season while it’s still 84 degrees outside…

Turn down the AC, light the apple candle and live your truth. 😂🍎🍂
