When your radon test results come back, you'll see a number measured in pCi/L (picocuries per liter—fancy term for how much radon is in the air).

The EPA set 4.0 pCi/L as the "action level."

That's the point where they recommend doing something about it.

But here's what that actually means:

→ Below 4.0 –
You're in good shape. No action needed.

→ At or above 4.0
– Mitigation is recommended. Not because your house is toxic, but because long-term exposure at that level increases health risks.

It's not pass or fail. It's a guideline to help you make smart decisions.

And honestly? The EPA also says there's no completely "safe" level of radon—so some homeowners choose to mitigate even below 4.0. Totally reasonable.

The point is, now you have a number. Now you can decide what to do with it.

I've watched buyers fall in love with a house, then get ready to run when the radon test comes back high.

I get it. It sounds scary. But here's what I tell every single one of them:

This is one of the most fixable issues you'll find in a home inspection.

A mitigation system runs around $800–$1,500, takes a few hours to install, and reduces radon levels by up to 99%.

That's it. Done.

And here's the bonus—you can usually negotiate with the seller to cover it or credit you at closing.
