🚨 NEW LISTING ALERT 🚨

423 SE M Street | Grants Pass, OR
💲 Now Offered at $285,000

You know how every listing says, “motivated seller”?

Well… this seller is so motivated they might personally help you carry boxes. 😆

Tucked away on a private flag lot in the heart of Grants Pass, this 2 bedroom, 1.5 bathroom home offers something that’s getting harder to find: privacy without sacrificing convenience. You’re close to shopping, restaurants, schools, and everyday essentials, yet set back off the road near some of Grants Pass’ desirable riverfront neighborhoods.

This home isn’t perfect—and we’re not pretending it is. It needs some TLC. But if you’ve been waiting for a property with good bones, original hardwood floors, and plenty of potential, this might be the one.

✨ Original hardwood floors
✨ Flexible sunroom/bonus space
✨ Covered RV parking
✨ Detached 2-car garage
✨ Additional carport
✨ New hot water heater (2026)
✨ Updated breaker panel (2026)

Whether you’re a first-time buyer, investor, downsizer, Airbnb dreamer, or someone who loves a good before-and-after project, this property is ready for its next chapter.

At $285,000, opportunities like this don’t come around often in Grants Pass.

Anyone else having one of those days where your to-do list is aggressively judging you from across the room?

Mine is.

So if you need me, I’ll be doing the bare minimum to avoid feeling guilty and the maximum when it comes to helping people buy and sell houses. 😂🏡

It’s called balance. Look it up. ✨

If you’ve been dreaming about acreage, an ADU, and a little more breathing room… tomorrow might be your day.

I’m hosting TWO open houses tomorrow, and what’s funny is they’re both in a very similar price range, both offer acreage, both have additional living space, and both have so much potential depending on what you’re looking for.

160 Wallace Lane, Grants Pass
$659,900 | Listed by Robyn Lasky

This one feels like a hidden retreat. Five private acres, incredible views in every direction, a detached office/studio, animal stall, workshop, oversized catio, and all the peace and quiet you could ask for. If your dream includes morning coffee on the porch while staring out at Southern Oregon scenery, this might be your place.

🏡 1:00 PM - 2:00 PM
2276 Azalea Drive, Grants Pass
$689,000 | Listed by Michael O’Coyne

Need flexibility? This 6.23-acre property comes with a permitted detached ADU, a large shop, usable land, and room for animals, hobbies, guests, rental income, or multigenerational living. It’s one of those properties that can grow and change with you over time.

The best part? You can tour both in the same afternoon and decide which acreage lifestyle fits you best.

Come say hi, walk the properties, ask questions, and let’s talk real estate. I’ll be the one trying to convince myself I don’t need another five acres and a shop. 😉

Not every house needs to be perfect to be a GOOD opportunity 👀✨

📍 423 SE M Street Grants Pass, OR 97526
💰 $299,900

Tucked away on a private flag lot in the heart of Grants Pass sits this 2 bed, 1.5 bath home with SO much potential for the right buyer. Original hardwood floors, a bonus sunroom space, detached 2-car garage, covered RV parking, carport, and the kind of setup you just don’t find every day at this price point.

Does it need some love? Absolutely. But the bones are there. The major updates are started with a new hot water heater and updated breaker panel in 2026 — now it’s ready for someone with vision to take it to the next level.

Investor? Flipper? Airbnb dreamer? Downsizing and wanting a project with upside? This one might be calling your name 👏

PLUS — it’s centrally located while still feeling tucked away from the road near river homes, which honestly gives it such a cool hidden-gem feel.

Seller is motivated and already under contract on their replacement property, so let’s get this one MOVING 💨

(Exterior twilight photo has been AI enhanced for marketing purposes to showcase potential curb appeal.) Professional photos coming soon.

There’s a certain kind of quiet out here that you forget exists until you experience it again.

The kind where the wind moves softly through the trees, the birds somehow sound louder, and your coffee stays warm a little longer because you’re not rushing to be anywhere.

I imagine mornings here starting slow.
Bare feet on the deck.
Fresh air rolling through the hills.
Maybe a dog stretched out in the sun while the world wakes up around you.

And at night? The kind of darkness that still lets you see every star.

160 Wallace Lane feels less like a house and more like the life people daydream about when they say they want “peace and quiet.” Not the boring kind of quiet… the healing kind. The kind that makes you breathe deeper without even realizing it.

Tucked away on 5 acres with views in every direction, this property has a way of making you feel far away from everything while still being close to the heart of Grants Pass, Cathedral Hills, and Southern Oregon wine country.

It’s the type of place you don’t just buy because it checks boxes.
You buy it because something about it feels right.

Maybe it’s still waiting for the person it was meant for. ✨

Boatnik week in Grants Pass just feels different. 🚤☀️

The parade, the sound of the drag boats echoing through town, fair food that somehow tastes better than any normal food ever could, and all of Southern Oregon showing up by the river… honestly, it’s one of my favorite weekends of the year.

I also dropped a fresh Josephine County market update in my newest blog — because while this market is slower and tougher for sellers right now, homes are still selling when they’re priced, marketed, and negotiated correctly.

31 new listings. 17 closed sales. A market that requires strategy and teamwork more than ever.

And yes… I fully plan on spending way too much time in the sun this weekend. 🤝🌭🎡

You know those houses that don’t scream for attention… but the second you walk in, you’re like “ohhhhh.” 😮‍💨

The natural light, the warm wood tones, the kitchen that actually feels functional, the soaking tub that makes you wanna cancel plans and take an everything shower for 3 business days…

What if I told you the “perfect” home isn’t always the perfectly updated one? 👀

Because THIS. This is the kind of property people dream about once they’re tired of neighborhoods stacked on top of each other and tiny backyards with zero privacy.

📍7511 Hugo Road Grants Pass, OR 97526
💰$500,000

3 usable acres.
A warm, inviting layout.
Big bedrooms.
An upstairs primary suite with a private balcony.
A 4-car garage.
40 GPM well.
Space for animals, gardens, toys, chickens, late night bonfires, and the kind of quiet you can actually feel.

And yes… maybe it needs some love. But PLEASE do not let renovation loans scare you. Seriously.

Some of the coolest transformations start exactly like this: good bones, beautiful land, and someone with vision. A renovation loan can help roll updates into your financing so you’re not draining your bank account after closing trying to make it feel like home.

Because let me tell you something… this property could become INSANE in the best way. Bright. Cozy. Peaceful. Modern farmhouse vibes? Ranchy retreat? Hobby farm paradise? The potential here is wild. 🤍

And if the words “renovation loan” make you want to fake your own disappearance, relax 😂 I have a preferred lender who is AMAZING at walking buyers through the process without making it feel overwhelming or scary.

So if you’ve been wanting acreage, privacy, and a place you can truly make your own… reach out to me. Let’s talk possibilities, vision boards, Pinterest dreams, and how to actually make it happen. ✨
