The buyers who lose out on a house usually didn't lose on price. They lost on timing.
Here's how it happens. You find the one, you love it, and then you spend the next few days gathering paperwork and waiting on a lender while someone else who did that work in advance submits their offer first.
Pre-approval takes a few days and costs you nothing. It tells you exactly what you can spend, which saves you from falling for houses outside your range, and it tells sellers you're serious when your offer lands on their kitchen table next to two others.
The market has more inventory than it did a couple years ago, so you have time to be selective about which homes you pursue. What you don't have is time to get your financing together after you've found the right one.
Do the boring part first. It's the only real advantage you can give yourself before you ever walk through a door.
