I heard kind of a "Glug, glug, glug" from the bathroom ventilator when inspecting this bathroom, I knew what to expect when I got into the attic, as I'd been the cause of a similar situation about 30 years ago for a local doctor's house...Good judgement comes from experience. Experience comes from bad judgement .

Some home sales contracts are accepted by disallowing the home inspection. BUT you can still have an inspection done after closing to find out what you've actually bought. I help my clients understand whether certain defects are a Big Deal by asking myself: "Would I let my kids come here on a sleepover?" When a client had me inspect his condo the day after closing last month, I found a "NOPE!" answer to that question, Yellow CSST gas piping that wasn't properly bonded to the electrical system: FIRE HAZARD! Call me to set up your After-Closing Inspection!

...So on a remodel, there are certain things that require planning ahead, like location of electrical outlets in relation to counter backsplashes...at least the top opening of these outlets are accessible, but I hope they never trip the GFCI function, because the reset button access will require tearing the backsplash off.....😟
