It has been a tough week and it’s only Monday... 🐾 We lost our sweet Paris this past Thursday and while our hearts are shattered, we are so grateful for every bit of love & s***k she gave us in the last 12 years!

The house is different now, and we are adjusting to this new norm that no one wanted.

She was pure sass, loved people, purred when you pet her, stood her ground, stole food whenever you turned your back, bossed the big dogs around, took out a chicken or two (bad girl), loved all the babies that came through our doors, lit up when we went through a drive through window & showed deep disappointment when it was just an ATM or pharmacy pick up line!

She was SO MUCH FUN!

Her memory & these precious moments captured are such a gift to our family right now.

I know we’ll see you again Pari, run free little girl... or who are we kidding, get a snack, a belly rub & take a nap… till we meet again little one! Love 🌈🐾🌸💗

Do you know what the GOLDEN WINDOW for dfw is? We are officially entering that season & the data for April, May, and June show this is the BUSIEST and most PROFITABLE time to sell.

However, keep in mind, because it is the busy season buyers also have the MOST options. Even in a hot market, sellers should NEVER skip the prep work. Sellers who target this window and focus on PROFESSIONAL presentation, typically earn about $6,000 more than those who don’t.

Think of it this way: the market BRINGS the buyers to the door, but the PRESENTATION is what gets them to WRITE the offer.

From curb appeal to staging, showing up READY’ is the difference between sitting on the market and a record-breaking sale.

I saw this list and it hit me square in the head! Not just as someone who loves a peaceful home, but as a Realtor. At Magnolia, we believe in home. What does that even mean?!

It means home should restore us from today and ready us for tomorrow. But a lot of times, we think we have an ‘organizing’ problem, when the truth is, we just have a ‘space’ problem. Our homes are at capacity, weighted down by items we don’t even use, and it’s draining our mental peace.

Read over these and see which ones resonate with you. For me, it was the ‘Pile Pivot’ and ‘Guest Anxiety’!

It’s not just about what a house is worth on paper; it’s about what it’s worth to your peace when you walk through that door. You deserve a sanctuary that supports your well-being instead of draining it.

So, if you feel a little called out by this list, please don’t. You’re not alone in this! We believe in courage - in cartwheeling past our comfort zones and trying something a little bit scary. What BUZZ have you heard lately regarding what is happening to home pricing and the amount of homes on the market?

Let’s take a deep breath and look at what’s really happening in DFW.. the data is painting a much calmer picture.

Right now, we have almost 25,000 homes on the market. Remember the COVID years, when inventory dipped to an abnormal low of 4,100 homes? As balance is restored this means buyers have more opportunities and options!

For sellers, this new normal means that STRATEGY is EVERYTHING, when a home is properly presented and priced correctly, we are seeing multiple offers.
