My first license was as a sales associate in the State of Florida. I fell in love with Florida as a college student at Florida Institute of Technology and that love of the ocean and beach life continues to this day. My area of expertise is in Melbourne, Melbourne Beach, Indialantic, Miami Beach and the Florida Keys from Key Largo to Islamorada. My license is held by my Broker, Will Langley, of Berkshire Hathaway Home services, Freewheeler Realty. 
In Colorado I am employed by my Broker, Michael Slevin with Berkshire Hathaway Home services, Colorado Properties. For many years I was a client, flipping homes as an investor and then earned my associate broker license.

If you want a chance to compete in the current real estate buying frenzy, there are a few, but very important, things you can do.
Get pre-approved, Not pre-qualified . Pre- approval is a full financial disclosure of financial records and documents, to a lender. It’s as close as you can get to buying, prior to having a contract on a specific house. Look only in your financial comfort zone. Homes are selling above list price and if you’re looking above you’re price point you may be disappointed.
Limit contingencies if possible. Get your home sold.
It’s harder to waive inspection and appraisal if there is financing involved, but you can limit your repair requests to keep your contract moving toward closing.
You can write the so-called “love letter”; why you love the home you’re trying to buy. You never know when your reasons for loving a particular home may resonate with the current owners and put you ahead of the pack!
