🌻We are seeing homes get multiple offers over asking
🌻We still have homes that have extended days on market
🌻Competition is still considerably low for sellers
🌻Competition is high for Buyers due to said low inventory

⁉️Does that mean that you do not have to prep your home properly for the market? NO!

⁉️Does that mean that you can over price your home? NO! 💸

⁉️Does that mean that you should take photos with your cell phone? NO! 🫣

⁉️Does that mean that you should not do all of your pre-inspections ahead of time!? Again…. NO! 💰

⁉️Does this mean that you should skip interviewing Realtors? No! ☺️ 💁🏻‍♀️

Closed just in time for Christmas ✨🎁🎄 ✨! I had the pleasure of helping my sweet first time home buyers with the purchase of their very first home 🏡 🫶 I absolutely LOVE working with buyers. Carefully walking them through each step, ensuring that they are 100% all the way through. Helping connect them with the right professionals so they can cross their t’s and dot their i’s! Keeping an open line of communication with them so that when and if something does make them uneasy they feel comfortable mentioning it to me rather than sitting with unsettling anxiety 🫠

And I’m happy to report that we did alllll the things. These buyers asked all the right questions, had valid concerns that were addressed and then reassured. Probably my most thorough first time homebuyers yet 😂 They will hopefully be in their new home after putting their stamp on it- New floors and paint to come! I can’t wait to see the transformation!

And Marilyn Court is officially closed as of this last Friday! 🥳This is the is the same cul-de-sac that we raised our babies on🥹. Our first home was just three houses down and we had the best little community of first time home owners/young families who lived on this street!

This is actually the third family from those days that I’ve helped move onto their next adventure. It really is bittersweet- but I’m so excited and proud of them for taking the next step. It is so scary to change what you know so well... To step out of your comfort zone and have faith that everything will be ok and work out for the best.

As much as I know these guys will miss this home, and the memories they created there, they also know that one day they will look back and say, “That was the best decision we ever made!”

If you have not been to our local pumpkin patch here in
📍Chicago Park, then I highly suggest you go give it a try! It’s one of the signature field trips that we go on and it’s right here in our very own town!

A sixth generation family owned pumpkin patch, where you can pick your own pumpkin right off the vine, snack on delicious treats, say hello to the cute farm animals, taste apples so sweet like candy! Great place if you have younger children especially if you want to avoid the hustle and bustle that some of the other commonly known pumpkin patches tend to have!

And we are closed! So happy for my first time home buyers!!! They scored on the home of their dreams, gorgeous lake views and plenty of space for their growing family.

We had a few hiccups after close of escrow with the seller rent back- Unfortunately the seller didn’t leave the home in the condition he was supposed to however my buyers stayed positive and patient while I helped them navigate the issue and made sure they are able to move into a nice cleaned out home! They are so excited to make it their own and are SO DESERVING! Oh and did I mention that Escrow was a breeze with their fabulous lender Movement Mortgage - Heidi Seavers,724359 and Team Tracey over at placer🥰
