Spring market is definitely here in Western Nevada County 🌸🌱🌼💁🏼‍♀️💕🏡

Here’s a quick look at what happened in April 2026:

• Median on-market price: $599,450
• Median last list price: $575,000 ⬆️ 10% from March
• Median sold price: $576,000 ⬆️ 11% from March
• Median price per square foot: $320
• Median home size sold: 1,872 sq ft
• Median days on market: just 14 days 👀
• 111 homes sold in April
• Current inventory: 354 single-family homes, or about 3.2 months of inventory

We are continuing to see strong buyer activity, quicker movement, and competitive pricing as we move further into spring market.

🚨 IMPORTANT FOR NEVADA COUNTY PROPERTY OWNERS 🚨

Proposed NID water rate increases could mean nearly an 80% increase by 2031 😳

A few quick points:

• Proposed increase: roughly 12% per year for 5 years
• Applies to treated + irrigation water users
• Property owners can formally protest the increase
• Protest letters must be submitted by May 27, 2026
• If you do NOT want to protest, you do not need to do anything
• Water costs affect homeowners, agriculture, local businesses, and our entire local economy
