We did it! 👏🏼🍾🎉 After searching for a year, these buyers finally found a home they could see living in for many years to come. But it wasn’t perfect, and after a long and complicated escrow, we finally closed the deal and now they can make it their own!

These buyers got a killer deal on this home, but it’s not without its challenges. And by challenges, I mean out of pocket costs. If you are buying a distressed property, or putting in a low ball offer, you must accept that you will most likely be paying for major improvements and repairs up front. If you can do the work yourself, it’s a great deal! But if you need to hire contractors or replace expensive components… the costs can add up quicker than you may expect and it can be quite shocking if you’re not prepared.

If you want a “cheap” house but don’t have 50k to invest in fixing it up, than I would recommend looking for a home that is a little higher in price, but is reasonably move in ready. That way, you can approach the improvements over time when you’re ready, and not be financially burdened while you adjust to the every day costs associated with home ownership.

Just closed on these two very different properties that both required some extra effort and attention to make it happen!

The first home is a beautiful mobile home in a local senior park. The clients were using a small mortgage so they could move in before selling their other property. Fact: Mobile home loans are not easy! It’s very important to work with a lender that knows how to do these loans and how to communicate with the buyers through the process so that things don’t get too stressful. We had to pull some strings, but thanks to my awesome lending team, we closed right on time. 👏🏼

The second home was a different story. I had been working with these buyers for almost a year, and they were looking for a very unique property. I believe in things that are “meant to be” and we found this diamond in the rough right nextdoor to their best friends! And it checked ALL their boxes and more. It was a full yes from the buyers, but the property had several hurdles to approach in the negotiations and in getting it approved for an appraisal and loan. We anticipated every challenge well and were prepared to make it happen. In the end, we closed 3 weeks early! 🍾🎉
