Well I cannot believe that another year went by. And this year like last year is starting out pretty slow.

Here is the latest Grass Valley real estate market data for December 2024. Compared to last year, home sales are down 2.6%, the median Days on Market (DOM) was 58 and the medium home price was $480K. See more in the infographic below.

I just closed 15205 Stinson Dr in Alta Sierra yesterday. Just 6 days on the market. My client is ecstatic! But it also helped that we had great buyers, as well as a great buyers' real estate agent.

This information is from the California Association of Realtors' October Report
Existing, single-family home sales totaled 274,040 in October on a seasonally adjusted annualized rate, down 10.4 percent from September and down 36.9 percent from October 2021.

October’s statewide median home price was, $801,190 down 2.5 percent from September and up 0.3 percent from October 2021. In comparison, in Nevada County, the average sales price of a home was $600,000, down 4.4% from last year.

Year-to-date statewide home sales were down 18.5 percent in October. In Nevada County, there were 135 homes sold in October this year, down from 190 last year, which is down by 28.9% (year-over-year).

Interesting fact - All but one California county recorded a year-over-year sales decline in October and that was Mariposa County located east of Modesto and is the county that Yosemite National Park is located.
