This isnât a post about getting a house under contract.
Itâs a post about saying ânoâ to the wrong one.
A few weeks ago, my buyers found a home they were excited about. We negotiated a contract, and it felt like we were finally at the finish line. Then the inspection came back.
Could we have tried to push through it? Sure.
But sometimes the best advice a Realtor can give isnât, âLetâs make it work.â Sometimes itâs, âI donât think this is the right house.â
So we walked away.
That meant starting over. More showings. More offers. More waiting. More wondering if the right home would ever come along.
In todayâs market, itâs easy to feel pressure to settle. Homes move quickly, competition is fierce, and after enough disappointments, almost any house can start to feel like âgood enough.â
But buying your first home is one of the biggest financial decisions youâll ever make. It deserves patience. It deserves honesty. And it deserves someone whoâs willing to tell you what you need to hearânot just what you want to hear.
Today, after all of that, weâre officially UNDER CONTRACT on a home that my buyers can move into with confidence, and I couldnât be happier for them.
